Project Feasibility

The time to determine a project’s feasibility is before it progresses too far. We have the expertise to help clients make timely, informed, economic decisions early in the conception phase. This process is critical to the success of any construction project prior to its preliminary design.

Design / Build

Design – Build is used to minimize the project risk for an owner and to reduce the delivery schedule by overlapping the design phase and construction phase of a project. Our design – build firm will strive to bring together design and construction professionals in a collaborative environment to complete these tasks at the same time.

Rather than a parceled level of responsibility of the classic design-bid-build, design-build provides an integrated solution for the owner or client. This moves projects away from the “finger-pointing” that is often commonplace in contemporary construction projects, and allows the owner to look to one entity with any questions or concerns.

Instead of having several contractors and consultants, an owner has just one entity to deal with. Design revisions, project feedback, budgeting, permitting, construction issues, change orders, and billing can all be routed through the design-build firm. This single point of contact allows a certain degree of flexibility for the owner. Most design-builders will leverage that flexibility for the owner’s benefit by continually refining the construction program to maximize the owner’s value at the completion of the project.

Site Selection and Evaluation

Long before building ever begins, we can provide valuable insights to our clients regarding the suitability of a site. We have the in-house expertise to advise clients about zoning, county and state regulations. We also have the capabilities to advise on site attributes and develop estimates for demolition, grading, utilities, paving, hardscape and landscaping requirements so they can make informed decisions about site constructability and costs.

Preliminary Design

We have the capabilities to Design and Build your project. Preliminary design is essential to get all parties on the same page with concept, and lead to a preconstruction budget long before final drawings and engineering are ever considered. The ability to do Preliminary Design in and around a client’s budget prior to the process getting too far is essential.

Preconstruction Preliminary Project Budgets

For a majority of our projects we begin the preconstruction budget process when very little design work has been completed. Our team is able to develop realistic cost estimates based on our many years of experience as a general contractor and our extensive database. These estimates enable everyone associated with the project to understand the budget early in the process. It also enables cost effective design and engineering which in turn eliminates cost over runs and costly changes when you are too far into the design process.

Financing

Our reputation as a National General Contractor and history in the business has helped us develop strong relationships with several well respected lending institutions. This benefits both our clients and us. We know which lenders prefer certain types and sizes of projects so we can direct our clients to the most appropriate source for financing. We have probably worked with most national lending institutions at one point, so if you have your own relationship developed, that’s fine as well. We have also built a solid reputation with many Title Companies over the years, as well, for your convenience.

Constructability and Value Design / Engineering

Throughout the Design / Engineering and prior to the construction process, we provide constructability reviews and value design / engineering. We analyze construction and post construction, operational and maintenance costs. This balances long term and short term expenses over the course of the construction project and long after its completion. This proactive and rigorous review process helps to avoid unforeseen costs later and maximizes a projects overall profitability.

Final Design and Engineering

At this point the project has been defined, with budgets, preliminary design, preliminary engineering and several meetings with all parties. At this stage, it is usually the end result of hard work by the collaborative group of professionals including you, the client. We typically have the last of our preliminary meetings at this point for final clarity and the final Design and Engineering begins ultimately in pursuit of the final approvals and permitting process.

Permit Process Expediting

Our expeditor specializes in pursuing permits for a project. Over the years this permitting expert has built solid relationships with local agencies and works closely with the project team to move the process forward on schedule. In this ever changing environment it is critical to move this process along expeditiously and have an expeditor who keeps on top of the ever changing demands set forth by the permitting agencies and local government.

Subcontractor Selection

We work with preferred, pre-qualified subcontractors and material suppliers who we evaluate for each project team. Our subcontractors have built relationships with us over several years and multiple projects. As a result, they are loyal and have a mutual respect with us. We have the same respect for our subcontractors and make sure they are paid on a timely basis. These relationships are very important when it comes to giving our clients competitive, responsive bids and delivering quality projects.

Construction Schedule / Pre-Job Planning / Critical Path Timelines

We develop an overall program schedule for each project. The schedule takes into account all aspects of a project, including design, permitting, contracting, submittals and construction. The schedule is developed through a series of pre-job planning sessions in which all project tasks and durations are determined and arranged in the proper sequence. Long-lead-time items are identified and an analysis is performed to verify all materials can be procured in a timely manner. Responsibilities for each task are determined and continually monitored to make sure the project timeline stays on track.
